We pride ourselves on only offering rental accommodation that we would happily reside in ourselves. All of our properties are professionally cleaned and most have neutral décor throughout.
Guide for Tenants
Viewings will be arranged at times to suit you, including evenings and weekends by appointment, and you will be accompanied by a member of staff who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property we will commence our referencing procedure. In the event of the property being held for over 28 days, a non-refundable holding fee will be payable in advance. (Usually equal to one months rent).
Assuming the tenancy goes ahead, this will be deducted from the monies due before you move in. If the Landlord declines to grant the tenancy, it will be refunded. However, the holding fee will be forfeited if you decide not to proceed for any reason or if you fail to provide a complete and accurate application.
As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. We will use the services of an independent referencing agency to obtain and evaluate these references and a credit check will be undertaken.
Rents are quoted calendar monthly and payable monthly in advance. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order.
A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
Agency Fees are £90.00 (£75+VAT) per applicant over the age of 18. (Payable upon application)
Pets maybe considered in some of our properties, however at the end of your tenancy it is company policy that the property is professionally fumigated against fleas and the floor covering throughout are professionally cleaned and neutralised.
In some cases Landlords may require extra bond monies.
